Estate Agent

Our teams are specializing in either commercial, residential, industrial or development project of real estate. Activities of sale, buy, rent and leasing is our main service. We perform different duties, depending on whether we work for the buyer or the seller. We will advise clients on how to price the property and prepare it for sale, including providing tips on last-minute improvements that can boost the price or encourage speedy offers. We will market the property through listing services, networking, and advertisements.

If we work for the buyer, we must search for available properties that match the buyer’s price range and wish list. We analysis past sales data on comparable properties to help prospective buyers come up with a fair bid.

Once a sale is accepted or closed, agents on both sides often continue to work, helping their clients through the paperwork, conveying communications, advising on inspections and moving, and generally shepherding the deal through to closing, and also advise them for using a good banker and lawyer.

It’s important for consumers to understand whether a real estate agent represents the buyer, the seller or both parties; obviously, the agent’s loyalty can greatly affect several details of the transaction, including the final price. Agents must disclose their representation so that buyers and sellers are aware of any conflicts of interest.

Auction

We have secured the auctioneer license of Selangor in year of 2018. My interest in this field began when we found many auction brokers that did not help the buyers to give true information about auction propertis. On that consciousness we followed the auction course, learned to be an auctioned agent and took a test of the Selangor auctioneer license interview.

As of today we have managed auctions for houses in Selangor. We tried to get a bank panel as their auctioneer’s. If our application as a Kuala Lumpur Auctioneer is successful, we will use this license as well.

Valuation

Most of the valuations we have carried out were mainly for bank of finance loan purposes.  Other purposes include auction, sale / purchase, court, corporate, land acquisition and submission to the Securities Commission.  Finally, we were given the opportunity to undertake valuation for several types of properties, as follows:-
